You Found a Bay Area Home You Love. Here’s What Happens Next

It’s easy to get excited when a home checks your biggest boxes, but this is where we slow things down just enough to look at the full picture. Beyond the number of bedrooms and bathrooms, we’ll consider things like the home’s condition, location, neighborhood, comparable sales, asking price, potential competition, and how well the property fits your long-term goals. If it’s a condo, townhome, or another property within an HOA, there may also be association documents, fees, restrictions, financial information, and other details that deserve careful review. Loving the home matters. Understanding what you’re buying matters just as much.

If you’re financing your purchase, having a solid pre-approval in place before making an offer is an important part of being prepared.

Your lender can help you understand your estimated monthly payment, interest rate, down payment, closing costs, and what the purchase could realistically look like for your finances.

Remember that your maximum approval amount and the amount you actually feel comfortable spending each month don’t have to be the same.

I want my buyers to think beyond simply qualifying for a home. The goal is to buy a home that works for your life and your financial comfort level.

This is where having a knowledgeable real estate agent in your corner becomes especially valuable.

A strong offer isn’t always about offering the highest possible price.

Before deciding what to offer, we can look at comparable recent sales, current competition, how long the property has been available, the condition of the home, your financing, contingencies, and your priorities.

Then we can put together an offer that reflects both the market and what makes sense for you.

The goal isn’t simply to “win” a house.

It’s to put you in the best possible position to purchase the right home on terms you understand and feel comfortable with.

California buyers should also be prepared to discuss representation with their real estate agent.

Buyer-broker representation agreements outline important details such as the services your agent will provide and how your agent will be compensated.

This is something I want buyers to feel comfortable asking questions about. You should understand what you’re signing and how your representation works before moving forward.

Clear communication from the beginning makes the rest of the process much easier.

Once your offer is accepted, the transaction moves into escrow and several things may begin happening at once. There can be deadlines for your deposit, inspections, disclosures, financing, appraisal, insurance, and other contractual requirements.

My job during this stage is to help you understand what’s happening, what needs your attention, and what comes next.

You shouldn't have to wake up every morning wondering whether you forgot something important.

Buying a home involves much more than what you can see during a showing.

California residential transactions can involve several disclosures and reports containing important information about the property.

Depending on the home, these documents may address its physical condition, known defects, hazards, taxes or assessments, title matters, HOA information, and other factors that could affect your decision.

Don’t feel like you’re supposed to immediately understand every page.

Even when a home looks beautiful during a showing, an inspection can tell you much more about what’s happening behind the walls, underneath the home, and throughout its major systems.

Depending on the property and circumstances, buyers may consider a general home inspection along with additional specialized inspections when appropriate.

The goal isn't to find a “perfect” house. Every home requires maintenance eventually.

Instead, inspections help you better understand the property you’re purchasing so you can make informed decisions.

Depending on your contract and findings, there may also be opportunities to discuss repairs, credits, additional evaluations, or other next steps.

If you’re using financing, your lender will generally require an appraisal.

An appraisal provides an independent opinion of the property’s value and helps the lender evaluate the home in relation to the amount being financed.

This is different from your home inspection.

The inspection primarily helps you understand the property’s condition. The appraisal primarily addresses value for lending purposes.

If the appraisal comes in as expected, the financing process continues.

If it comes in lower than anticipated, we review your options based on your contract, financing, and individual circumstances.

While inspections and appraisal are happening, your lender is also working behind the scenes.

During underwriting, you may receive requests for updated financial documents or additional information.

Responding promptly can help keep your transaction moving.

This is also a good time to avoid making major financial changes without speaking with your lender first. Something that seems unrelated to your home purchase can potentially affect your loan qualification.

Stay in communication with your lender and ask before making significant financial moves.

As closing approaches, you’ll receive documents outlining the final details of your mortgage and transaction.

Take the time to review them.

Make sure you understand your loan terms, estimated or final closing costs, funds required to close, and other important financial details.

Buying a home is a major financial commitment. There is absolutely nothing wrong with asking questions before signing something you don’t fully understand.

You’re almost there.

Before closing, buyers typically have an opportunity to complete a final walk-through of the property.

This isn't another inspection. Instead, it gives you an opportunity to confirm that the property is in the expected condition and address applicable items before closing.

And yes, this is usually when everything starts feeling very real.

After the necessary documents are signed, required funds are provided, loan requirements are completed, and the transaction is finalized, the property can officially become yours.

Then comes the moment you’ve been waiting for:

There’s a lot that happens between the first showing and that final handoff, but you don’t need to memorize every step before you begin.
